Fair question. Most "we buy land" companies make you fill out a form, wait three days, and then send a number 30% below what your land is actually worth — hoping you're desperate enough to take it.

We don't operate that way. Here's how we actually price an offer:

  1. We pull recent sales of comparable lots in your immediate sub-area — not city-wide averages.
  2. We factor in your land's specific attributes: road access, utilities, topography, zoning, parcel shape.
  3. We calculate what a builder or end-buyer would realistically pay today.
  4. We make you an offer based on that number, minus our spread for time, capital, and risk.

Our offers are typically 55–75% of full retail market value, depending on the property. If your land is worth $40,000 retail, expect an offer in the $22,000–$30,000 range.
